Procedures

Available Properties:
If a property says that it is available now, we have keys to check out in our office. Keys are checked during office hours only: 9:00 am - 6:00 pm M-F, Summer hours include 10:00 am - 3:00 pm on Saturdays. Keys need to be returned the same day before the office closes. We will make a copy of your ID, and keep a credit/debit card while you take the keys.
If the property is listed that it is available any day after today's date, then it is still occupied and we'd be happy to set up an appointment for a viewing.

Setting up a showing:
Browse our listings and find the address(es) that you're interested in viewing. Drive by the property to make sure that it is what you're looking for. Call our office with the address(es) that you would like to see. We will need your name, phone number, and times you and your roommates are available to see the property.
It might take a few days to contact the current tenant, so please be patient during this time. Once the showing appointment is set up, we will contact you with the time and date. Please do not knock on the tenant's door until the exact showing time. If you knock on the tenant's door prior to the appointment, you will not be considered for any of our properties.

Applying for a property:
Applications and co-signer agreements can be found in our office, and on our website. Have your application filled before the showing. Applications are received on a first come, first served basis. Once you have viewed the property, you may apply. The first to our office after the showing will be first in line. Applications must be received in person. If your showing is after hours, you will need to wait until the office opens to apply. Applications through our door will not be considered, without prior permission. Your application and application fee will hold your spot in line, giving your co-signer a couple of days to complete the Co-signer Agreement. Co-signer Agreements may be faxed to our office to expedite the process, but the original form needs to be mailed to our office, as well.
If you are not first in line, we strongly encourage you to put another application down to hold your spot in line. No fees are needed if you are not first in line. If the first applicant does not take the property, we move on to the second application and call you to collect the application and co-signer fees.

Approval:
We will call you when your application has been approved or denied. Deposits are due within 24 hours of approval. When paying your deposit, we will solidify your move-in date, and set a lease signing appointment. There is only one lease signing appointment with a Property Manager. If all roommates are not able to make the appointment, they will need to read through and sign on their own.

Move-in Date:
Be sure that you contact utility companies and switch service into your name as of your move-in date. We will provide you with the necessary phone numbers during your lease appointment. On your move in day, keys will be available for pick up anytime between 11:00 am - 6:00 pm M-F, and 11:00 am - 3:00 pm Saturday. Complete your Move-in Checklist and return it to our office within 2-3 days after moving in. Be sure that deposits, pet deposits, and rent are paid in full by your move-in date. First full months rent will be due upon move-in. Any applicable pro-rate will be due the 1st of the following month.
